Buyer Broker:
This is someone, whom is employed, in writing, by a Purchaser of real property. One, whom is acting as an agent of the Purchaser and will be compensated by a Purchaser for a predetermined fee and expenses, to perform a specific search for real property. It can also be a guarantee for the listing real estate broker will split part of their fee with the Purchaser's Agent.

Tenant Representative:
This is similar to the Buyer's Broker, but is slightly different. Generally, we represent a Tenant of a Company that is in search of leased space, or could be trying to renegotiate a lease. Additionally, a lease that is about to expire or the terms are to costly and need to be renegotiated. The Tenant Representative, in most cases will split the commission fee with the Listing Broker.

Sale-Leaseback:
An owner of the real property has the property for sale. In order to make the sale go to closing, the Seller is willing to leaseback the real property for an agreed upon time. This can be described as a, "master lease". In most cases there is a Tenant in place and the terms are agreeable to the Purchaser.

Creative Problem Solving:
In most cases, a real property owner doesn't have a firm idea of their property value in the market place. Can the property owner's problem be solved by "creative financing", or is a sale the best avenue to pursue? Sometimes, a sale can compound the owners problem. The owner, should be counseled to their best options.
